HAND in Baltimore

Last Friday, a group of Baltimore area affordable housing professionals met at the Michael Group’s offices to discuss how HAND (Housing Association of Non-Profit Developers) may be able to do more events in Baltimore in the coming years. While HAND is a regional organization providing training and networking opportunities to non-profit, for-profit and governmental agencies throughout Northern Virginia, DC, and Maryland, the majority of their work has been focused closer to DC. With a strong affordable housing community in Baltimore and the surrounding counties HAND Executive Director, Jill Norcross was excited to explore options for more events in Baltimore.

For the 2011/2012 program year, HAND will offer 2-3 trainings in and around Baltimore some of which will be on topics specific to the Baltimore region. In addition to trainings, HAND will host a mixer in Baltimore that will provided networking opportunities to all HAND members as well as potential new members.

Jeff Hill, Vice President of Construction for the Michael Group, was instrumental in putting together this inaugural meeting. “HAND is a great organization” says Hill. “There is a lot of great affordable housing work being done in our area. Many local developers, design professionals, financers and contractors will benefit greatly from having more access to HAND trainings and events”.

The Michael Group Wins the HAND Housing Partner of the Year Award

The Michael Group is proud to announce that we have been chosen as the HAND Best Housing Partner of the Year!

Michael Shacklette received the award at the 20th Anniversary HAND Annual Meeting and Housing Expo in Washington DC on May 26, 2011. The Housing Association of Nonprofit Developers or HAND, was formed in 1991, to support a professional community of housing providers in order to increase the supply of affordable housing in the Baltimore-Washington, D.C.-Richmond corridor.

Each year at their annual meeting, the HAND Housing Achievement Awards are given to individuals, organizations and projects that exemplify excellence and innovation in the field of affordable housing. The HAND Housing Partner of the Year award is being given to the Michael Group Inc of Baltimore Maryland for being a true partner in the effort to increase and preserve affordable housing in the region. The Michael Group not only promotes affordable housing, but also supports those nonprofit and government institutions developing and preserving housing.

The Michael Group was nominated for this award by the Bon Secours Foundation of Maryland. “The Michael Group has been a strong supporter of the Bon Secours Foundation for the past five years. Mr. Shacklette’s support has been technical, financial and strategic in nature.” says George Kleb, Executive Director of the Bon Secours Foundation of Maryland. “We are proud to have nominated the Michael Group for this award”.

Letters of support also came from GEDCO, the Y of Central Maryland and Episcopal Housing Corporation. Both of these non-profit housing developers have worked closely with the Michael Group over the past several years and strongly supported their nomination for Housing Partner of the Year. “GEDCO appreciates the Michael Group’s considerable efforts on our behalf over the past 3 years” said Mitch Posner, Executive Director of GEDCO. “We are excited to continue to grow our partnership with Michael and The Michael Group”.

Community Gathers for HUD Press Conference Celebrating the Green Retrofit at Gallagher Mansion

This morning, U.S. Housing and Urban Development Regional Director Jane C. W. Vincent hosted a news conference to announce Green Refinance Plus, a program between HUD and Fannie Mae to fund energy and water saving upgrades at existing rental housing properties.

The press conference was held at GEDCO’s Gallagher Mansion to demonstrate the benefits of greening at existing affordable rental housing properties. Gallagher Mansion houses 40, low-income seniors. Many of them told us today that reducing energy costs with more energy efficient products and systems was a very high priority for them.

The Michael Group was proud to have been the General Contractor on this important, resident-in-place green retrofit. “The Michael Group is committed to green building practices and products in all of our affordable housing work” said Jeff Hill, Vice President of Construction for the Michael Group.

On a warm spring night, people of all walks of life came out to Nick’s Fish House at Cross Street Market to support the Baltimore Station. The annual Homerun for Recovery is always a great event complete with delicious food, drinks and an exciting live auction. The Michael Group was proud to the lead sponsor for this year’s fundraiser!

Keith Mills was the MC for the event. He shared his own personal story of addiction and praised the Baltimore Station for the great work they do every day to help men in recovery.

The Michael Group Wins GEDCO’s Partner of the Year

On a cold, damp Spring night, a huge crowd gathers in St Mary’s Church Hall in Govans for GEDCO’s Annual meeting. While this is primarily a business meeting, this year the GEDCO staff has added an fun filled line up including Ms Beverly Burke as MC, special award ceremonies and the GEDCO’s Got Talent Talent Show.

This year marks the 20^th year that GEDCO, Govans Ecumenical Development Corporation, has been serving the needs of low-income elderly residents of North/Central Baltimore. Their work attracts support from religious congregations of all denominations as well as businesses, neighborhood associations and residents themselves. You could tell by listening to songs, stories and more how important GEDCO is in the lives of those who were attending and to the community outside St Mary’s doors.

About half way through the evening, Perry Savoy, Vice President of the Board of Directors, stood to announce the Partner of the Year Award. “Each year, GEDCO recognizes a very special organization whose partnership greatly enhances the success of our work to build caring and compassionate communities. This year it is my honor to present our Partner Award to The Michael Group”

Michael Shacklette, President of the Michael Group Inc General Contractors in Baltimore has been a supporter of GEDCO for the past three years. Last year, Michael headed up the GEDCO ThanksGiving Tribute fundraising committee. While the committee was successful, raising a record amount of funds to support GEDCO’s operations, Michael wanted to do more. This year, Michael is heading up a year long campaign to secure corporate sponsors and major gifts that will allow GEDCO to continue the important, life saving work they are doing.

“Having gone to elementary school here in Govans, I feel like I still have a connection to the well being of the neighborhood” says Micahel Shacklette. “Since I began the Michael Group Inc nine years ago, we have committed ourselves to building affordable housing and supporting non-profits like GEDCO that are provide housing and services for low-income and elderly residents of our community. I am honored to receive the GEDCO Partner of the Year award.”.

The evening ended with laughing and dancing and celebrating the good works of GEDCO. The Michael Group is so proud to be a part of this amazing organization!

Celebrating a New Beginning at the St Stephen’s Court Apartments

Last Thursday, the new community building at the St. Stephen’s Court Apartments was filled to capacity. Residents chatted with architects, developers laughed with construction workers; despite the bad weather, everyone in attendance was full of joy. The renovation work at the St. Stephen’s Court Apartments was complete-and the property looked amazing!

The Michael Group began work at St. Stephen’s back in July. Since then, the transformation at the property has been striking. Residential units which had not been upgraded since the 70’s, were given a complete overhaul. New kitchens, flooring and fixtures were installed in addition to new windows, HVAC systems and doors. Common hallways were upgraded with new flooring and paint as well as a state of the art security system. Outside, all the entryways were updated with new siding, canopies and glass.

For 40 years, the residents of St Stephen’s had no community space where they could meet, hang out, socialize and have community get-togethers. All that has changed now that the community building has been built. This beautiful building, centrally located on what used to be empty space in the middle of the complex, is now the central meeting place of the residents. It’s filled with natural light, soothing colors and comfy furniture.

Dan McCarthy, Executive Director of Episcopal Housing Corporation MC’d the event. As the developer, Episcopal Housing brought the Michael Group in to the project early on to ensure a successful project. Sure enough, the project was completed with months to spare, under budget, and with many happy residents.

The Michael Group staff was brimming with pride as Dan told the crowd about the positive experience he had working with the Michael Group. We were especially proud of the great work of Project Manager Jeff Hill and Superintendent Sebastian Soriano. This is the second large scale project that Jeff and Sebastian completed together. The first was the Monte Verde Apartments. Jeff and Sebastian are like a well oiled machine. Any owner interested in doing “resident in place” renovation would be lucky to work with this team!

Mixing It Up with HAND in Baltimore

Housing development professionals from the Baltimore area got together to mix and mingle Thursday night for HAND’s Baltimore mixer. While many of HAND’s events tend to be held closer to DC, HAND’s Executive Director Jill Norcross was excited to be in Baltimore and happy about the great turnout. Jill reminded everyone that this is HAND’s 20th anniversary year and to celebrate, HAND will be hosting it’s largest Annual Luncheon yet! The luncheon will take place on Thursday May 26th at the Omni Shoreham Hotel in DC. If you work in affordable housing, this is an event not to missed.

The Michael Group staff enjoyed the opportunity to get together with our colleagues in the industry. Celebrating MLK Jr. at the Druid Hill YMCA Family Center

The Y of Central Maryland celebrated the legacy of Dr. Martin Luther King Jr at it’s 36th Annual MLK Breakfast at the Druid Hill YMCA Family Center. The Michael Group is proud to have played a leadership role in the renovation of this historic center.

This year’s breakfast featured Dr. Carnell Cooper, a surgery professor and founder of the Baltimore City Violence Prevention Program. Dr. Cooper credited programs like those at the Druid Hill Y Family Center for making the life saving difference in many youths lives.

The audience, including Lt. Governor Anthony Brown was captivated by 17 year old Kenneth Franklin and his story about the positive roll the Druid Hill YMCA Family Center has had in his life. Franklin passionately told a story of his friend who was shot and killed in his neighborhood. Franklin was at the Y that night instead of hanging out with his friends on the street. He credits the Y with saving his life that night.

Positive Change is Coming to Coppin Heights

On a cold January morning, dignitaries,community stake holders, leaders of Copping university, staff of the Michael Group and many others came out to celebrate the beginning of the Coppin Heights Urban Revitalization project. Lead by a partnership between Coppin Heights Community Development Corporation, Coppin State University and the City of Baltimore’s Vacants to Values program, the Coppin Heights Urban Revitalization will bring new housing, increased public safety, jobs and more to the west Baltimore corridor of North Avenue.

As the General Contractor, The Michael Group Inc will begin by renovating one existing row house, building one new town house from the ground up and installing one modular home on a vacant parcel on North Avenue. In addition to the Coppin Heights Urban Revitalization project. The Michael Group has been working in Coppin Heights for last year on the St. Stephen’s Court Apartments project. Each of these important community projects will have a lasting positive effect on the neighborhood.

Stabilization of the existing home has begun. Developer Wendy Blair, together with the Mayor Stephanie Rawlings Blake and Dr. Gary Rodwell, Executive Director of Coppin Heights CDC stand inside the existing unit reviewing the long term plans for the neighborhood.

Celebrating with New Song!

The spirit of giving permeates all of the work New Song Urban Ministries does in Sandtown. The Michael Group has been partnering with New Song Urban Ministries for the past several years. Our first project with New Song was Gerry’s Goods back in 2008. Gerry’s is a corner store/cafe owned by Gerry Palmer in partnership with New Song Urban Ministries. To celebrate it’s 2nd Anniversary, Gerry’s is donating over 150 snacks to the students at a local school.

Our current project with New Song is the construction of New Song Square. This exciting project includes a complete rehabilitation of an existing structure to include teacher’s offices, lounge and conference room. An addition will be constructed which will provide a new dance studio, art studio, preschool and kindergarten as well as classrooms for first through fourth grade. The new school will be connected to the existing school by a bridge that spans over Presstman Street.

To celebrate the holidays, the Michael Group donated and delivered over 150 cups of hot chocolate and bags of chocolate chip cookies to the students and New Song Academy.

Together with staff from Gerry’s Goods and New Song Urban Ministries, the Michael Group went classroom to classroom handing out treats from Gerry’s.

The kids loved every minute of it! (So did we!)

We’re looking forward to continuing our work with New Song in 2011! We’ll keep you updated on our construction progress as New Song Square gets started.

Holidays At The Michael Group: South Baltimore Station!

The holidays at the Michael Group are always a busy, hectic, fun time of year! The year we kicked off the holiday season by sponsoring a tree trimming party at the South Baltimore Station.

The South Baltimore Station is a rigorous self-help program, in a caring residential setting, supporting men, most of whom are veterans, who are transitioning from the cycle of poverty, substance abuse and homelessness to self-sufficiency. The Michael Group first worked with the South Baltimore Station in 2008 when we built their new building, allowing them to double the number of men they served. Since then we have continue to partner with the Station to help them achieve their goals.

The Michael Group staff arrived with food to feed the 100 guys that stay at the station. Our staff prepared dinner and served the guys a hot, pre-holiday meal.

We also brought and tree and holiday decorations for the guys to decorate. Everyone was getting in the holiday spirit and enjoying themselves.

The staff looked like they were having fun too!

As the holidays approach, we are so proud to be partners with the Baltimore Station. They do amazing work helping to change men’s lives. We are looking forward to 2011 and working with them on the renovations of their new project, the Baker Street Station, in West Baltimore.

New Song Square Breaks Ground!

Last Tuesday, friends, families, children and teachers gathered outside of New Song Center to break ground on what will be known as “1385” or New Song Square. It was a beautiful Fall day to celebrate this great new project!

The plans for the project include the renovation of the 1385 Gilmor Street –which was the original office and school for New Song Urban Ministries. Connected to 1385, will be a state of the art, LEED certified, school that will house classrooms, a new dance studio, art studio, rooftop gardens and outside play space.

The Michael Group is so proud to have been chosen as the builder for this project. This is our second project with New Song Urban Ministries. Our first, Gerry’s Goods was completed in 2008.

The Development Team includes Urban Services Network, SWB Architects, Lorax Partnerships and the Michael Group. Construction is due to begin before the end of 2010.

Celebrating at St Stephen’s

On Saturday October 2, the Michael Group sponsored a Fall Cook Out for the residents of the St Stephen’s Court Apartments. The Michael Group began renovating the St Stephen’s Court Apartment in July 2010. With tenant in place rehab, the cooperation of the residents is critical. The residents at St Stephen’s have been so great to work with over these past few months. As a way to thank them, we decided to have a cook out!

It was a beautiful day after torrential down pours a few days earlier. Michael Group employees served the residents hotdogs, hamburgers, crabs, salads and desserts.

Kids and adults alike enjoyed dancing to Motown favorites!

Our partner Dan McCarthy of Episcopal Housing was there-mingling with the residents and enjoying the day.

Raffle prizes were given out and lucky residents won gift cards to target and a flat screen tv! Overall it was a great day!

The Michael Group Helps GEDCO, Helps Baltimore

The Michael Group has a strong tradition of volunteering it’s time, talent and treasure to local nonprofit and community groups. This summer and fall, the Michael Group will be helping GEDCO raise money for the 2010 GEDCO ThanksGiving Tribute. Michael Shacklette, President and Owner of the Michael Group is heading up the Leadership Committee tasked to raise funds and increase corporate sponsorship for this event.

GEDCO is a nonprofit organization located in North/Central Baltimore City whose mission is provides affordable housing with supportive services and assist in meeting emergency needs of community residents.

GEDCO currently runs many important community programs including Ascension Homes, CARES, CARES Career Connection, Epiphany House, Gallagher Mansion, Harford House , Micah House, Shelter Plus Care and Stadium Place. They are also currently developing the new GREENHOUSE project at Stadium Place.

This year, the 2010 GEDCO ThanksGiving Tribute will honor five amazing individuals who have worked for, volunteered for, inspired and dedicated themselves to GEDCO. The honorees include:

TMG and Friends Head to the O’s Game

It’s that time of year again. Last Friday night most of the Michael Group staff headed to the O’s game! This has become a great way to celebrate summer and get together outside of work for a night! It was loads of fun-despite the the fact that the O’s lost!

Michael Shacklette wins 2010 Volunteer Leadership Award

On June 29th, approximately 100 staff and volunteers from the Y of Central Maryland gathered together for a day of training, networking, planning and celebration. The day began with an amazing testimonial from James Torrence. It was a great reminder to everyone in attendance about how the Y personally touches peoples lives. Next on the agenda was a two hour training by famed sports agent and long time Y supporter Ron Shapiro. Drawing from his years of experience as a sports agent and motivational speaker, Shapiro used his book Dare to Prepare as a jumping off point to inspire and train the volunteers to be better volunteers and fundraisers for the Y.

Right before lunch, the Volunteer team that worked on the Druid Hill YMCA Family Center presented their experience as a case study of how successful projects are accomplished by dedicated volunteers. Speakers included Perry Savoy of Peristyle Design, our own Michael Shacklette, Dwight Taylor and Greg Taylor of the Druid Hill YMCA Family Center. Guests were shown a great slide show of before and after photos of the work at the Druid Hill Y. It was a real community success story!

As the last item of business for the day, John Hoey, President and CEO of the Y of Central Maryland presented Michael Shacklette, President of the Michael Group with the 2101 Volunteer Leadership Award for his tireless work on behalf of the Druid Hill YMCA Family Center. The award, created especially for Michael by Y participant Antoine Tates (shown below), was a special acknowledgement to Michael for his hard work and dedication. Congratulations to Michael and to the Druid Hill YMCA Family Center Team!

St Stephen’s Apartment Project Begins Today!

As most of you know, lead paint is bad news. In 2008, the EPA issued a rule requiring the use of lead safe practices to reduce the incidents of lead poisoning. In April 2010, the rule went into effect and is know as the Lead Renovation, Repair and Painting Rule. What does this mean for contractors? Contractors who perform renovation, repairs, and painting jobs in pre-1978 housing and child-occupied facilities must, before beginning work, provide owners, tenants, and child-care facilities with a copy of EPA's lead hazard information pamphlet Renovate Right: Important Lead Hazard Information for Families, Child Care Providers, and Schools (PDF) Additionally, contractors must be certified and must use lead-safe work practices.

Getting Ready to Start St Stephen’s

The Michael Group and Episcopal Housing Corporation hosted a Kick-off Pizza Party last Thursday night at the St. Stephen’s Apartments. The party served as a way to get residents together and prepare them for the project. It was also a beautiful night (warm and sunny), to get everyone together to meet and mingle and get to know each other.

Dan McCarthy, Executive Director of Episcopal Housing Corporation and Michael Shacklette, President of The Michael Group talk together before the meeting starts. The partnership between EHC and TMG began on the Recovery Community Project and continues today.

The Michael Group’s Project Manager Jeff Hill, introduced the TMG staff, explained the logistics of the occupied rehab and then took questions from the residents. While the residents had lots of questions, they were all very excited about the work that would be done on their units.

After the meeting was over, the residents enjoyed pizza and dessert from Jays Deli and had a chance to talk to the project staff about the upcoming renovations.

We’re all looking forward to getting started on this exciting community project. Check back in the next couple weeks to see photos from the beginning of construction!

A Beautiful Day for the Ribbon Cutting Celebration at MonteVerde

Yesterday was an absolutely beautiful day for the ribbon cutting ceremony at MonteVerde. It wasn’t really a grand “re-opening” since the building was never closed (we worked with the tenants in place!). It was however a day to celebrate how far the project had come. When Greater Baltimore AHC purchased the building a few years ago, it was “a mess” (said one of the residents at yesterday’s opening). It was institutional feeling, with cinderblock walls and a lot of deferred maintenance. Despite the state of the building, the community of folks that lived there were a great, vibrant community. Many of these fabulous residents had lived at MonteVerde since it opened 30 years ago. It was time their homes got an update.

Architect Hord Coplan Macht designed beautiful community spaces (hallways, lounges, clinic, living room, entryway) and redesigned the residents units so that they were more open, efficient and homey.

The Michael Group spent 14 months in the building renovating everything from the units and common spaces to the elevators and hvac units. The end result was a transformed MonteVerde. One you would not recognize. One that has been compared to a boutique hotel. It has finally become the home that the residents deserved.

A Day of Celebration at the Druid Hill Y Family Center

The day finally arrived. A beautiful, sunny, warm day in West Baltimore. Mayor Stephanie Rawlings Blake, Senator Verna Jones, Congressman Elijah Cummings and Orioles Outfielder Adam Jones all gathered in front of the Druid Hill Y Family Center-to witness and celebrate-it’s reopening.

For the past 3 months, volunteers have worked around the clock renovating the Druid Hill Y. As one of the oldest YMCA’s in the country at 117 years old, the Druid Hill had several deferred maintenance projects that were impacting the work that the staff was trying to do.

The Michael Group, along with Peristyle Design and team of dedicated volunteer subcontractors and suppliers were able to get the work done in just three short months. The work included installing a new gym floor, a new computer lab, a new teen area a new childcare area, and a new entryway. Corporate volunteers also spent several days cleaning up the community, planting flowers and plants and renovating an adjacent park area.

As a token of appreciation, the folks at the Y presented the volunteer team with an engraved window on the front door of the Y commemorating the hard work they put into this project.

It’s Almost Time to Celebrate at the Druid Hill Y

Final coats of paint are being put on, floors are being waxed and people are getting ready…to reopen the Druid Hill Family Center YMCA this Friday after several months of pro bono renovation work.

Each January for the past 35 years, the Y of Central Maryland hosts a breakfast to honor Dr. King. This year, the Y decided to forego the event and invest time and energy instead into the revitalization of the historic Druid Hill Family Center Y in Baltimore.

The Michael Group, which has been a financial supporter of the Y for many years, is the lead volunteer contractor on this project. The Michael Group, together with Peristyle Design and a committee of dedicated volunteers enlisted subcontractors and suppliers to work pro bono at the facility to get the job done.

John K. Hoey, President & CEO of the Y of Central Maryland added “The outpouring of support for this project inclusive of volunteer labor, is nothing short of amazing and truly inspirational. The Michael Group and Peristyle have all gone above and beyond. The community we serve in Druid Hill will benefit greatly from their contributions.”

“The partnerships we have built on this project are inspiring. It just goes to show, that even in bad economic times, generous businesses and individuals are willing to help out for a good cause.” said Perry Savoy, Owner of Peristyle Design.

The Druid Hill Family Center Y will officially reopen the gymnasium, lobby and computer lab on Friday, April 30. From 1 to 6 p.m. when the Y and its lead sponsors will host a free community block party in front of the center. All are welcome to enjoy food, live music, face painting, free books, community vendors and artists, the Y Fit-n-Fun Van, a farmer’s market, games, giveaways and other activities.

A Win for Affordable Housing in Maryland

The Michael Group wants to congratulate the Maryland Affordable Housing Coalition on it’s great work this past legislative season. Two important housing initiatives were passed as the end of this year’s Legislative Session.

First, the Maryland Affordable Housing Trust was fully funded at the $2,000,000 requested by the Maryland Affordable Housing Coalition and it’s supporters. MAHT funding will help generate more affordable housing opportunities state-wide, put Marylanders back to work and further propels the Coalition’s goal of creating and preserving more affordable housing in Maryland.

The second was the passing of the Sustainable Communities Act of 2010. This Act will provide $10 million for the Sustainable Communities Tax Credit. It replaces the former Maryland Heritage Structure Rehabilitation Tax Credit. Its primary objective is to support existing communities as desirable places to live and do business and to reduce outward pressure for sprawl development.

HOUSING DAY 2010

The Michael Group made it out to Housing Day last week despite the snow. Maryland Housing Day in Annapolis is an annual event which allows affordable housing professionals and advocates to come together to hear about the current year’s legislative agenda. It’s also a chance to talk to your representatives about the importance of affordable housing in MD. This year, the Maryland Affordable Housing Coalition urged all of it’s members to make two requests to legislators:

1. Support the Governor’s request to maintain last year’s funding lever for the DHCD Rental Housing Programs and Partnership Rental Housing Funds. These funds total $21.5 million.

2. Authorize $2 million in general obligation bonds to be allocated to the Maryland Affordable Housing Trust fund. This fund is desperately needed just to bring the funding for MAHT up to the typical level.

PLEASE call your legislators and tell them to support the above mentioned issues. If you don’t know who your legislators are you can go to http://mdelect.net/ and find out.

Starting work at Halpine Hamlet

The Michael Group is beginning work this week on Halpine Hamlet, a 67 unit garden style apartment located in Rockville, Maryland. Halpine Hamlet was purchased by Montgomery Housing Partnership back in September 2009. The fact that Halpine is located in close proximity to the Twinbrook Metro was a driving force behind MHP’s decision to purchase the property. Preserving affordable housing within walking distance of the Metro is a key victory for MHP. The Michael Group is proud to begin work on this important preservation project.

For this first phase of the project, we will be replacing 50% of the HVAC units with new, energy efficient units. We will also be replacing all of the roofs on all of the buildings.

While our official work is beginning this week, we were able to meet the staff and residents at the property’s holiday party. The Michael Group donated $5,000 for children’s gifts as well as food and drinks for the party. The residents (seen below) had a great time and we were happy to get a chance to be involved.

The Michael Group is proud to be one of the lead sponsors for several important revitalization projects that will be taking place this Spring at the Druid Hill Family Center YMCA. For those of you who are unfamiliar with the Druid Hill Y, it was started in 1885 and was created by Baltimore's African American community as a vibrant center for socialization, recreation and business. This center has been serving communities of West Baltimore for over 120 years.

Despite having so much to offer and some strong and important partnerships, more is needed to properly serve the community. The Y of Central Maryland is committed to assuring this center’s vital future, but cannot they can’t do it alone. That's where we come in. There are some capital improvement projects that are critical for the Y to continue serving the children and families of West Baltimore. Some of these capital improvements include replacing the gym floor, revitalizing the locker rooms, doing some cosmetic work to the computer lab and teen space.

In late April, we will be spearheading service projects to revitalize the Druid Hill Family Center Y. The Druid Hill Family Center serves as an anchor of youth programming vital to the fabric of the surrounding community. The revitalization will help improve resources to the families of the Druid Hill/Upton community. Holidays At Monte Verde

The Michael Group was happy to celebrate the holidays at Monte Verde for the 2nd year in a row! We were excited to have the Baltimore Sun there to capture the party and the joy everyone was feeling. You can read the article from Sunday’s paper here. The residents were even treated to a visit by City Council President Stephanie Rawlings Blake. We had such a great turnout! The residents were lined up outside the new community room at least a half hour before the 3pm start time.

We were so fortunate this year to have such great support from our partners and subcontractors. The Michael Group, with help from Carroll Engineering, Peristyle Design and Hord Coplan Macht provided Target gift cards for all the residents.

Greater Baltimore AHC, the owner of the Monte Verde Apartments provided holiday refreshments for the residents.

Many of our subcontractors provided groceries so that the residents could take home healthy food and drinks at the end of the party. Thanks so much to Custom Counter Tops, Archer Construction, Calumet,Thrifty, Bay Door and Hardware, Silverblatt Electrical, Shade 4 You, Accurate Plumbing and TW Perry for their contributions.

Many more of our subcontractors also generously provided holiday gifts for the 13 children living at Monte Verde. Special thanks to Abbey Enterprises, Colossal Contractors, One Source Windows, Admiral Elevator, Chegg Hill, Business Flooring, Avnet Systems, Judd Fire Protection, East West Carpentry, M and N Concrete and Response Tech.

Finally, Hord Coplan Macht sponsored a clothes drive at their office which allowed us to distribute gently used winter coats, sweaters, suits and dresses and kids clothing to the residents.

At the end of the party, the Monte Verde Resident present Michael Group President Michael Shacklette with a giant Thank You card in appreciation for all that he had done fore the residents!

Celebrating Summer at Monte Verde

As Summer was wrapping up, the Michael Group hosted an end of summer cookout for the residents and staff of the Monte Verde Apartments. The Monte Verde Apartments are located in Northwest Baltimore are are owned by Greater Baltimore AHC. We’ve been working on this project for the last ten months and have gotten to know the staff and residents quite well. We wanted to celebrate how far the project has come in those 10 months and how great the tenants and staff have been throughout the process.

It was a beautiful sunny day for a party. The residents were treated to crabs, hotdogs, hamburgers, salads corn on the cob and loads of desserts.

We were glad Sam Silverblatt, of Silverblatt Electric, one of our subcontractors on the job, was able to come out and help.

After lunch, the residents danced up a storm to the bluesy/Motown tunes of Simply Black.

To close out the day, three lucky residents won raffle prizes including a gift certificate to Target, a gift certificate to Applebee’s and a flat screen TV.

It was a great day for everyone involved!

The Good, The Bad and the Ugly: Surviving the Downturn

From the President

Ahhh…the good old days. My career in Construction began over 30 years ago after graduating from Maryland with a degree in Horticulture and Landscape Design. I needed to pay back my college debts and the best paying job at the time was working as a Laborer for Harkins Builders. In fact, working as a laborer paid more than I could earn using my newly minted degree. Unexpectedly, I found a place for myself in Construction. Chris Harkins, my co-worker at the time used to say “You find the nicest people while digging ditches”. And it was true. The people I’ve worked with over the years have just been great.

Those were good times for the industry. Work was plentiful and jobs paid relatively well. Never before have I found times as trying as they are today; especially for organizations such as ours that are committed to Affordable Housing and our Non-Profit partners. The situation has forced us to reduce staff both in management and skilled trades. The prognosis for additional reductions in force seems likely as well.

We are not the only ones facing these issues. The industry as a whole, architects, engineers, and developers, are all being forced to take some drastic measures to remain profitable. While these challenges are tough to deal with, we try to remain focused on a few key issues.

1. Maintain Quality: In light of smaller profit margins and a more competitive market, we still believe the client deserves to get a high quality product regardless of diminishing margins. Quality and profit are not related.

2. Keep Employees Informed: We meet regularly with the staff to keep them informed as to where the company stands as well as whether his or her position will be affected by the slowdown. We think it is better to have the employees know in advance of possible reductions so that they might plan better for themselves and their families.

3. Keep Giving: While we may not be able to contribute as much overall to charitable organizations as we have in the past we are still committed to the same overall percentages based on our profits. We know that this economic downturn has affected many of our non-profit partners. We are still trying to help out in any way we can.

4. Prioritize Key Benefits: Health care is of critical importance to our employees. Most organizations experience annual increases in health insurance much as we do. Our goal every year is to pass on as little of these increases as possible. In tough times like these it would be easy to just say “we can’t absorb this anymore.”. But we know, that those affected are usually young children who without these plans may not receive proper care. By eliminating or reducing other less important benefits we have been able to keep employees health care benefits fairly consistent for the last several years.

5. Be Kind and Empathetic: Uncertainty at work is stressful for everyone. Laying someone off hurts. It hurts the messenger and its hurts the recipient. It is important for us to deal with these matters individually and to treat each person with respect.

So, for my first blog post, I’m not trying to be all doom and gloom. Hopefully “change is gonna come”. And soon.

Green Roofs in Baltimore

Earlier this week, the Baltimore Sun ran a story on the growing popularity of "green roofs". Green roofs are created by covering a rubberized roof with gravel and top soil and then planting it with succculents or other drought resistant plants. The benefits of this type of roof are many. A planted roof reduces the amount of water runoff flowing into the bay. Additionally, a planted roof helps reduce utility costs by keeping the roof cooler than a traditional black roof. Not to mention they look great!

The Michael Group installed a green roof at the South Baltimore Station last fall. The South Baltimore Station Project included the construction of a new building adjacent to the historic fire station the SBS has called home for the past 20 years.

"In addition to reducing our energy consumption and improving stormwater management, our roof also provides psychological and aesthetic benefits to staff and residents when visiting its garden like setting" says Susan Pompa, Director of Development for the Baltimore Station. Susan goes on to say "With long-term strategic planning in mind, our green roof will save us money in replacement costs, as green roofs have a longer life span than standard roofs. We are happy to be among the many other buildings in Baltimore who have a green roof in place."

New Wheels for Sandtown Habitat

Sandtown Habitat for Humanity has been using the same flat bed pick up truck for 14 years. While they considered getting a second truck, in case their current one kicks the bucket, they haven't been able to afford it. The Michael Group happened to have a truck that wasn't being used and was taking up valuable garage space at our office. Michael Shacklette, hoping to donate the truck to a local non-profit, reached out to Patty Prasada-Rao, our partner at New Song Urban Ministries. Turns out, it was a good fit.

Last Tuesday, the Michael Group donated a truck to Sandtown Habitat. The truck will be used by Habitat staff for purchasing/picking up building materials, getting materials from the warehouse to the various houses in our 15 square block focus area, receiving items that are donated to the ReStore, and much more. The Habitat construction staff will be sharing the truck with the electrical crew to help transport equipment and materials to the houses being rehabbed.

Maryland to Get Stimulus Money for Affordable Housing

Things in the Affordable Housing market in Maryland have been...challenging as of late. Certainly the need for affordable housing is growing. With foreclosures at an all time high and unemployment going through the roof, affordable housing is as important as ever.

The Baltimore Business Journal reported this week that Maryland DHCD was awarded $44 million in stimulus funds specifically to develop affordable housing projects. These funds will supplement the Low Income Housing Tax Credit dollars that were awarded earlier this year.

While the need still outweighs dollars, here's hoping that important community projects like the St. Stephen's Court Apartments, get started soon as a result of this award.

TMG Goes to the O's!

Back in April, at the Baltimore Station's Homerun for Recovery, the Michael Group bid on and won tickets to the Orioles game on July 11. These weren't any old seats though-these were 22 tickets for the Governor's box!

So on a hot, summer, Saturday night the Michael Group went out to see the O's. Many of the staff had never been to Camden Yards. Even those that had been to a game before still felt a sense of excitement.

The team got their picture taken in front of the famous Babe Ruth statue.

What an exciting game to go to! The O's won in extra innings and a great time was had by all.

It turns out, that the Associated's offices are right around the corner from ours. Even though we are in close physical proximity to each other, we have not had an opportunity to work with this great group. The Associated, also known as the Jewish Community Federation of Baltimore, works to preserve and enhance Jewish life. They focus on charitable, educational, religious, humanitarian, health, cultural, and social service needs in the Jewish community locally, nationally and abroad.

I recently read an article in the Baltimore Business Journal that mentioned the Associated's Real Estate Industry Group (REIG). This is basically a group of Real Estate professionals that meet regularly to discuss trends and developments in the industry. What seemed really cool is that the networking events are held at a development project (last year-Silo Point, Legg Mason Building, Pratt Street Development and others) and the group is addressed by someone involved in the project (owner, developer etc) and then there is time for networking.

I was excited to meet today with Allyson Lestner, the staff person who heads up the REIG. While the REIG has focused primarily on commercial projects to date, Allyson was interested in the Michael Group's work and our focus on Affordable Housing and Community Development. I'm looking forward to getting involved in the REIG in the coming year. It seems like a great way to meet new people and find out about new projects. I'll keep you posted on the REIG's upcoming events as the calendar becomes available.

Stadium Place Playground to Re-open July 2nd!

As many of you know, last September the YMCA Stadium Place Playground in Waverly was burned to the ground in a senseless act of arson. Only July 2, the new, rebuilt Playground will open to the public! Hundreds of volunteers came out for a week of intensive building. The Michael Group sent trained carpenters that help build custom designed playground equipment. As a long time supporter of the Y of Central Maryland, the Michael Group was happy to lend a hand (or several pairs of hands) for a great community project.

TMG's Favorite Coffee Shop in West Baltimore!

If you find yourself in West Baltimore, in need of a cup of coffee or a little snack, I would highly recommend stopping in at Gerry's Goods. Gerry's Goods is named for Sandtown's own, Gerry Palmer. Gerry is a Habitat home owner and the owner of Gerry's Goods. Gerry's is both a coffee shop and corner store. It is a welcoming spot where folks can gather together, have a cup of coffee, have a smoothie and enjoy some great conversation.

The Michael Group is proud to have worked with New Song Urban Minisitries, CSD Architects and the Gerry's Goods team to renovate the building at 1500 Presstman Street. What was once a vacant, dilapidated, corner rowhouse, is now the beautiful, welcoming space that is an asset to the community.

ULI Networking Event

Come out and mingle with your colleagues in the housing and development field. ULI Baltimore is hosting it's Third Thursday Happy Hour at Little Havana's this Thursday night from 5:30-7:30. Admission is free and there will be a Cash Bar.

For those of you who are unfamiliar with ULI, they are a great group with an extensive network of members and district councils all over the world. Their mission is to provide leadership in the responsible use of land and in creating and sustaining thriving communities worldwide. Come out to Little Havana Thursday night to learn more.

Its the season for GOLF!

Charity golf tournaments are great ways for companies like the Michael Group to support our local nonprofit partners. This spring, the Michael Group staff played in three charity golf tournaments.

The first was to support our friends at Martha's Place. Martha’s Place is a Maryland state-certified recovery program for women overcoming drug addiction and homelessness. Martha's Place borders Baltimore's communities of Sandtown-Winchester and Upton and offers both 6-month transitional housing as well as long-term Single Room Occupancy (SRO) housing. TMG staff played in two different foursomes. While neither of the foursomes won, Site Superintendent Greg Taylor did win both the "Closest to the Pin" prize and the "Longest Drive" prize!

The second tournament was to support one of our partner organizations: Montgomery Housing Partnership. MHP's mission is to preserve and expand quality affordable housing in Montgomery County. While our foursome didn't win, Site Superintendent Greg Taylor won both the "Closest to the Pin" prize and the "Longest Drive" prize! (sound familiar!)

Finally, Mike played with his friend and colleague David Hunter of Hord Coplan Macht in the Friends of the Family David G. Phillips Memorial Golf Tournament. Friends of the Family is a unique nonprofit that works in collaboration with public and private funders and community-based organizations and residents to support families with young children as they strive to reach their goals for their children and themselves, especially goals related to children's emotional, social, cognitive, and physical health and well-being, and parents' education, employment, and parenting.

7th Floor North Hallway Crew

The ladies on the 7th floor, in the North building at Monte Verde know how to say Thank You! These amazing ladies were so grateful for the work that our field staff was doing in their units-they threw them a party! But not just one party...these ladies made a spread of food and drinks and set it up buffet style in the hallway EVERY DAY our guys were working in their units! Who says doing occupied rehab doesn't have it's perks!

HAND Annual Luncheon

On June 1, the Michael Group staff headed down to Tyson's Corner for the 2009 HAND Annual Luncheon. The Michael Group unveiled its new marketing swag at this year's luncheon. New travel mugs, recycled grocery bags, screw drivers and pens were all in high demand. Thanks to Karen Bate of KB Concepts for getting these great gifts together.

For those of you who are not familiar with HAND they are a great organization connecting folks working in the Affordable Housing field. The Michael Group has been an active member of HAND for the past several years and was once again a table sponsor for this year's lunch. We really value the relationships we've made and strengthened as a result of our membership.

The HAND Luncheon is definitely a hot spot for networking! We were happy to make some new contacts and as always spend time catching up with our current partners (Michael Shacklette posing with Andrew Vincent of GBAHC)

During lunch, Nancy Rase, of Homes for America was named the new HAND board president. Congrats to Nancy. We know HAND will be in good hands with her as a board leader. The keynote speaker for the day was Carole Galante currently the Deputy Assistant Secretary for Multifamily Housing Programs at HUD. After all of the remarks were made, the door prizes were given out. Congrats to staff members at Montgomery Housing Partnership and Volunteers of America for winning TMG's door prizes! Overall it was a great day.
